Job Specification

 ASSISTANT MAINTENANCE SUPERINTENDENT

 DEFINITION

 Under direction assists the Maintenance Superintendent in supervising
 maintenance work of a department or autonomous government agency; does
 other related duties.

 EXAMPLES OF WORK:

 Participates in the planning and supervision of a variety of
 maintenance programs.

 Provides assignments and instruction to assigned employees.

 Reviews work in progress and completed assignments for conformance
 with trade practices, plans, and specifications and quality standards.

 May supervise work involved in cleaning and maintenance of offices,
 buildings, and grounds and in the operation of elevators.

 Supervise a variety of maintenance repair tasks such as carpentry,
 plumbing, mechanical work, and the maintenance of parks and public
 property.

 May plan and coordinate improvements, alterations, and repairs to
 buildings and other structures.

 Prepares plans, detailed drawings, and cost/time estimates for
 projected work.

 Provides information used to prepare the budget for maintenance
 programs.

 May prepare and check specifications for bids, supplies, and
 equipment.

 Supervises the storage and distribution of equipment and supplies.

 Prepares reports.

 Established and maintains records and files.

 Will be required to learn to utilize various types of electronic and/or 
 manual recording and information systems used by the agency,
 office, or related units.

 REQUIREMENTS:

      EXPERIENCE:

      Four (4) years of experience in work involving a variety of
 maintenance and repair tasks, three (3) years of which shall 
 have been in a supervisory capacity.

      LICENSE:

      Appointees will be required to possess a driver's license valid
 in New Jersey only if the operation of a vehicle, rather than employee
 mobility, is necessary to perform essential duties of the position.

 KNOWLEDGE AND ABILITIES:

 Knowledge of the methods used in building maintenance, alteration 
 and repair.

 Knowledge of the variety of semi-skilled trades used in building
 maintenance and repair.

 Knowledge of building and safety codes.

 Knowledge of the equipment, used in building maintenance and repair.

 Knowledge of the methods used to obtain, store, safeguard and
 distribute equipment, materials, and supplies.

 Ability to interpret blueprints, drawings, and specifications.

 Ability to identify and correct maintenance problems.

 Ability to provide assignments and instruction to subordinates.

 Ability to plan and supervise a variety of maintenance and repair
 tasks.

 Ability to interpret blueprints, drawings, and specifications.

 Ability to inspect work performed by subordinates.

 Ability to prepare reports.

 Ability to establish and maintain records and files.

 Ability to utilize various types of electronic and/or manual recording
 and information systems used by the agency, office, or related units.

 Ability to read, write, speak, understand, and communicate in English
 sufficiently to perform duties of this position.

 American Sign Language or Braille may also be considered as 
 acceptable forms of communication.
