Job Specification

  ASSISTANT BUILDING SUPERINTENDENT

  DEFINITION

       Under direction, assists the Buildings Superintendent in
  supervising the cleaning and maintenance of buildings and grounds, 
  and the operation of elevators; does related work as required.

  EXAMPLES OF WORK:

       Assists in supervising the work involved in the cleaning and
  maintenance of desks, chairs, rugs, lighting fixtures, windows, and
  other furniture and fixtures.

       Assists in supervising the work involved in the maintenance and
  care of grounds adjacent to public buildings.

       Assists in supervising the work involved in the sweeping, washing,
  sanding, and waxing of floors.

       Assists in supervising the operation of elevators.

       Assists in supervising the work involved in the storing of office
  equipment and supplies.

       Assists in participating in the preparation of budget estimate.

       Requisitions materials and supplies.

       Serves in the absence of the Buildings Superintendent.

       Gives suitable assignments and instructions to assigned employees.

       Prepares suitable reports.

       Assists in supervising the establishment of suitable records and
  files.

  REQUIREMENTS:

       EXPERIENCE:

           Four (4) years of experience in work involving the inspection,
  cleaning and maintenance of furniture, offices and buildings and/or the
  reconditioning, care and maintenance of grounds, one (1) year of which
  shall have been in a supervising capacity.

       LICENSE:

        Appointees will be required to possess a driver's license valid
  in New Jersey only if the operation of a vehicle, rather than employee
  mobility, is necessary to perform the essential duties of the position.

       KNOWLEDGE AND ABILITIES:

           Knowledge of the problems, procedures, and methods used in
  inspecting, analyzing, and planning the cleaning and maintenance work
  to be done.

           Knowledge of the problems involved in establishing,
  maintaining and developing effective work procedures.

           Knowledge of the varied types of equipment and materials
  needed to clean and maintain buildings satisfactorily.

           Knowledge of the proper methods used in requisitioning needed
  equipment and materials.

           Knowledge of establishing and maintaining needed records.

           Ability to analyze cleaning and maintenance problems.

           Ability to give suitable assignments and instruction to
  subordinates.

           Ability to handle complaints tactfully and pleasantly and to
  take needed remedial action.

           Ability to serve in the absence of the Buildings
  Superintendent.

           Ability to prepare suitable reports, and to assist in
  supervising the establishment and maintenance of suitable records and
  files.

           Ability to learn to utilize various types of electronic and/or
  manual recording and information systems used by the agency, 
  office, or related units.

           Ability to read, write, speak, understand, or communicate in
  English sufficiently to perform the duties of this position.  American
  Sign Language or Braille may also be considered as acceptable 
  forms of communication.
