ASSISTANT DIRECTOR OF MAINTENANCE SERVICES
DEFINITION
Under direction, assists in the implementation and supervision of
a large scale building repair and construction program; may also direct
the work of other supervisory personnel engaged in the cleaning of
buildings; does related work as required.
EXAMPLES OF WORK:
Assists in planning a work program and work procedures for the
repair and construction of building facilities.
Assists in developing work schedules, assigning, instructing, and
directing trades supervisors, trades workers, and other repair and
construction personnel.
May direct other subordinate supervisors responsible for the
cleaning of public buildings.
Assists in developing and implementing work standards.
Inspects completed and in progress work for conformance with
desired standards of workmanship and efficient and economic trade
practices.
Assists in the effective application of agency policies and
procedures as well as the regulations of outside agencies as they
apply to the work of the unit.
Assists in enforcing existing union agreements at his level of
involvement.
Inspects repair and construction work performed by outside
contractors for conformance with plans, specifications, and applicable
regulations.
Assists employees in the interpretation of plans, specifications,
and work assignments.
Assists in coordinating the work of the unit with other units
within the agency.
Interviews prospective employees and make recommendations as to
their hiring.
Disciplines employees within the bounds of assigned authority.
Trains, develops, and evaluates employees in the safe, efficient,
and effective performance of their duties.
Prepares estimates of costs, time, personnel, material, and
equipment required to complete work projects.
Assists in overseeing the maintenance of inventory controls for
material and equipment.
Assists in overseeing the recording of employee attendance for
payroll purposes.
As directed prepares specifications for and requisitions needed
materials and equipment.
As directed prepares specifications for repair and construction
work to be done by agency staff or outside contractors for appropriate
review and approval.
Assists in overseeing the maintenance and repair of tools and
equipment.
Assists in the preparation of proposed annual operating budget for
the unit.
Prepares reports and recommendations on the activities of the
unit.
May be required to learn to utilize various types of electronic
and/or manual recording and information systems used by the
agency, office, or related units.
REQUIREMENTS:
EXPERIENCE:
Four (4) years of supervisory experience in work involving the
repair and construction of buildings at a large facility.
LICENSE:
Appointees will be required to possess a driver's license
valid in New Jersey only if the operation of a vehicle, rather than
employee mobility, is necessary to perform the essential duties of the
position.
KNOWLEDGE AND ABILITIES:
Knowledge of the problems, procedures, and methods used in
analyzing, inspecting, and determining the nature and extent of repair
and construction work to be done and the material needed.
Knowledge of the problems and methods involved in establishing
and maintaining an effective work procedure.
Knowledge of obtaining, storing, safeguarding, distributing,
and properly using needed equipment, material, and supplies.
Knowledge of safe efficient trade practices of building,
plumbing, electrical codes, and other regulations involved in the
repair and construction of building facilities.
Knowledge of effective supervisory methods and techniques.
Knowledge of the preparation and interpretation of
construction specifications.
Ability to assist in the implementation and supervision of a
large scale program for repair and construction of building facilities.
Ability to effectively supervise a large group of trade and
other personnel.
Ability to plan and execute work schedules.
Ability to inspect work for conformance with specification and
effective efficient trade standards.
Ability to interpret construction codes and other regulations.
Ability to enforce existing union agreements at his level.
Ability to prepare costs estimates for material and personnel
required.
Ability to prepare clear and accurate reports.
Ability to learn to utilize various types of electronic and/or
manual recording and information systems used by the agency,
office, or related units.
Ability to read, write, speak, understand, or communicate in
English sufficiently to perform the duties of this position. American
Sign Language or Braille may also be considered as acceptable
forms of communication.
